What does it cost to get an offer?
Nothing. There is no fee, no obligation, and no pressure. If our number is not right for you, that is a perfectly fine outcome and you owe us nothing.
Do I need to clean or repair anything first?
No. We buy in as-is condition. Leave behind whatever you do not want to take with you — furniture, belongings, debris. We handle it after closing.
How fast can you actually close?
Because we are not waiting on a bank, we can close in a matter of days once title is clear. If you need longer, we will close on the date you choose instead.
How do you decide on the offer price?
We look at the condition of the property, what comparable homes nearby have actually sold for, and what the repairs and carrying costs will run us. We will walk you through the reasoning.
Are there commissions or hidden fees?
No. You are selling to us directly, so nobody is taking a commission, and we cover the standard closing costs on our purchase. What we agree on is what you plan around.
What if I still need somewhere to live?
We can help you find your next place, and in many cases we can arrange for you to lease the property back for up to a year after closing so you are not rushed.
What kinds of property do you buy?
Single-family homes, condos, townhomes, small multifamily, and land throughout North Miami and the wider South Florida area — occupied, vacant, or tenanted.
Do you buy property with tenants in it?
Yes. Leases and deposits transfer with the property and the tenants stay where they are. You are never put in the position of having to remove someone in order to sell.
Will you buy a condo with a special assessment?
Yes. Assessments, arrears and pending structural work are common across South Florida buildings and we price them into the offer rather than treating them as a reason to walk away.
Is your offer the highest price I could possibly get?
Usually not, and we will not pretend otherwise. A fully repaired house, well presented, with a patient seller and a buyer who gets a mortgage approved, will normally sell for more on the open market. What we offer is speed, certainty, and no repairs, showings, commissions or financing risk. When the open market would genuinely serve you better, we will tell you — and we can list it for you instead.
